Congratulations! You have bought the house of your dreams and the SOLD sign is on the lawn. Now, you're waiting patiently for possession day to arrive, which could be anywhere from 30-90 days away.

The importance of the Final Walk-Through Inspection

Folks, we strongly recommend and include, in all offers, the right to one final walk-through of the home prior to closing. A final walk-through is an inspection performed anywhere from a few hours to five days before close and the primary purpose is to make sure the home is in the condition you agreed to buy.

That means that all agreed-upon repairs have been done and nothing else has gone wrong with the house or changes have been made since you last looked at it. Basically, you want to make sure that what you bargained for is still there and no alterations or damage has been done to the property.

Stay As Neutral as Possible and Take Your Time

As the day of the closing draws near, buyers are eager to take possession of their new home and are often pressed for time. That being said, it's never wise to forgo a final walk-through. Should there be a problem, your lawyer can address the issue prior to handing over your money and in other words, the lawyer has leverage to make it right or correct any problems verses entering into a frustrating process after close.

We have found that people tend to fix problems faster when there is the "threat" of withholding funds or not closing at all until a situation is rectified.

Take your time during the final walk-through inspection of your new home. You want to stay as neutral and calm as possible. Take a good look around so that you don't miss any important items. Also, have a copy of your sales contract with you so that you can review any items that should be included with the house.

What to Look for During the Final Walk-Through Inspection
