To avoid a lengthy legal process and give yourself some simple leverage, make sure that your Realtor adds a Final Walkthrough in your offer of purchase. This walkthrough normally takes place the day before your deal is scheduled to close. As the purchaser you can then take this opportunity to ensure that appliances are left (if they were meant to be left), there is no large debris you will have to deal with, holes in walls, and no garbage left behind. Basically you get to make sure that you will be walking into your new home in the agreed upon state.
A final walkthrough is such a simple but profoundly important way to protect both our buyers and sellers. Nobody likes bad surprises... and definitely not on moving day!

Great message Neil.The final walk through is very important, and usually when you least expect it to be.I am doing one tomorrow. When all is well it is a great time to communicate with the Buyer before they get possession of their new home. Usually the Buyer is excited, this is one of my favorite parts of being a Sales Representative.
